Valuation
To request a valuation of your property, please contact us on 01707 649001 or come in to our office where we will be happy to help.

Property Management
Stanwood Estates is an independent letting agent. We offer you the very best chance of obtaining the highest possible rental for your property in the shortest possible time. We have an in-depth knowledge of the lettings market.


Property letting is a complex and often stressful undertaking, requiring attention to detail and expert advice to minimize potential worries. Our service is second to none in satisfying such demands of the modern lettings market.

As a homeowner or Investment Landlord who has taken care and pride in their property, you want to ensure that your letting agent will find tenants who will continue to maintain the property to the highest possible standard.

Compliance with safety regulations
As a valued landlord, you have an obligation to ensure that your property complies with all the necessary regulations which cover the safety of gas appliances, electrical installation, and any furnishings supplied for the tenancy.

On the market
At Stanwood Estates, we take the marketing of each of our properties extremely seriously. There are two main areas that are concentrated upon: web and traditional media. Stanwood Estates aims at the highest level of advertising to get your property maximum exposure, with the intention of obtaining the best achievable rent quickly and efficiently.

Viewings
It is our job to let your property for you, which is why we always accompany prospective tenants around the property.

Proceeding with a suitable tenant
Once a suitable tenant has been found, we then proceed to the next stage.

Tenancy agreement
We will draw up the relevant paperwork forming an agreement between landlord and tenant.

Inventory
An inventory of the contents and condition of the property is usually produced prior to commencement of the tenancy. This can be supplied to both the landlord and tenant.

Rent and deposit
Stanwood Estates collect monthly rent from the tenant and holds their deposit. The deposit is registered with the Tenants Deposit Scheme and Stanwood is registered with the client money protection scheme.

Completion
The keys are handed over. Congratulations your property is now let!

Landlord Fee's
Fee for let only service: 7.8% including VAT of the annual rent. Additional cost for serving any notice is £60.
Fee for management only: 4.2% including VAT of the annual rent.
Fee for let and rent collection: 12% including VAT of the annual rent.
Full management service: 12% including VAT of the annual rent. No additional costs.

Paid monthly full management service: 12% including VAT deducted from rent each month. This fee remains constant for the duration of the tenancy.

Fees for holding and registering tenants deposit: For managed properties, an annual fee of
£39 includes VAT.  For non managed properties, an annual fee of £75 includes VAT.

Inventory: (Via independent inventory clerk) The landlord pays but the tenant is responsible for the check out costs.
